If you are looking for a long-term investment, real estate could be of interest. The real estate market has its ups and downs, but over the long term it keeps edging upwards. As with any other investment, you need to know exactly what your goals are and snags you are likely to run into. Remember repairs and maintenance are tax deductible. If you don't have much experience in investing, then consulting a tax advisor to find out about negative and positive gearing and capital gains tax. But invest in researching and learning yourself, then you will be able to make better decisions

If you own property already - or are paying a house off - then you may be able to use the equity in that to help finance your new property. You may also be able to pool your money with family or friends. The thing to remember is you must draw all agreements up legally otherwise problems can result. Things that need to be thoroughly looked into are what sort of loan you will get, whether you will use a buyer's agent and who will by your accountant or financial advisor. Not all accountants are qualified to give investment advice.
